Marketing Strategy

Professionally staged home interior for marketing

Our Marketing Strategy

Your Home Deserves More Than a Listing. It Deserves a Launch.

Putting a home in the MLS is easy.

Positioning it correctly, presenting it at its best, creating excitement, reaching the right buyers, and adjusting strategy based on real market feedback takes a plan.

At The M Group of Long & Foster, we take a strategic, multi-channel approach to marketing every property we represent. While no two homes are exactly alike, our philosophy is consistent:

Prepare. Present. Launch. Promote. Measure. Adapt.

Our goal isn't simply to get your home on the market.

It's to give your property the best opportunity to stand out and sell.

1. Prepare

Great Marketing Starts Before the Photographer Arrives

Before we begin promoting your home, we focus on getting the property ready for the market.

We'll walk through your home with you and identify the improvements we believe could have the greatest impact on buyer perception and marketability.

Depending on the property, our preparation strategy may include:

  • Professional staging consultation
  • Decluttering and furniture placement recommendations
  • Painting and cosmetic improvements
  • Minor repairs and maintenance
  • Contractor coordination
  • Professional cleaning
  • Landscaping and exterior preparation
  • Junk removal
  • Pre-listing inspection strategy

Through our network of trusted local professionals, The M Group can help coordinate many of these projects and keep the preparation process moving.

We also understand that not every improvement provides a return.

Our job is to help you determine what's worth doing, and what's not.

2. Present

Make the First Impression Count

For most buyers, the first showing doesn't happen at your home.

It happens online.

That's why we invest in professional visual marketing designed to showcase the property, highlight its best features, and help buyers understand the home before they ever schedule a showing.

Depending on the property and marketing strategy, our listing presentation may include:

  • Professional high-resolution photography
  • Professional video
  • Drone photography and aerial video
  • 3D virtual tours
  • Interactive floor plans
  • Detailed property floor plans
  • Virtual staging
  • Custom listing graphics
  • Professionally written property descriptions
  • Custom print and digital marketing materials

We work closely with our photographers and marketing partners to identify the features, spaces, and details that deserve to be highlighted.

Every home has a story. Our job is to present it in a way buyers remember.

3. Launch

Timing Matters

We don't believe a listing should simply appear online without a plan.

Before your property goes live, we'll develop a customized launch strategy based on your home, the current market, competing inventory, and your goals.

That strategy may include:

  • Strategic listing date and timing
  • Coming Soon exposure
  • Pre-market agent outreach
  • Long & Foster office promotion
  • Email marketing to our database
  • Social media previews and Coming Soon campaigns
  • Open house planning
  • Broker's open strategy
  • Offer review timing and strategy

When appropriate, we'll use the Coming Soon period to begin creating awareness and allow interested buyers and agents to prepare for the property's official launch.

Our team frequently coordinates listing launches around weekends and open house opportunities to help maximize early exposure.

The first days on market matter. We want to be prepared before the clock starts.

4. Promote

Put Your Home in Front of Buyers, Everywhere They're Looking

Once your home is live, we use multiple marketing channels to increase exposure and keep the property in front of potential buyers and real estate professionals.

MLS & Online Distribution

Your home will be professionally entered into the Multiple Listing Service, or MLS, and distributed to major real estate search platforms.

We carefully review listing details, photography, descriptions, and property information to make sure your home is presented accurately and professionally.

Zillow Showcase

As approved Zillow Showcase agents, The M Group can provide qualifying listings with an enhanced digital experience on Zillow.

Showcase listings may receive prominent placement in search results and feature immersive media, including high-resolution photography, interactive floor plans, and 3D tours designed to help buyers better explore the property online.

The M Group Digital Network

Your property may also be promoted through:

  • The M Group website
  • Our social media platforms
  • Professional listing videos and short-form video content
  • Email marketing to our client and contact database
  • Digital listing announcements
  • Paid social media advertising when appropriate

Agent-to-Agent Marketing

Some of the most important marketing happens directly between real estate professionals.

Our team actively promotes listings through:

  • Long & Foster's agent network
  • Baltimore Regional Center office outreach
  • Direct communication with local agents
  • Broker's open houses
  • Agent networking groups
  • Targeted outreach to agents working with buyers in the area

Our goal is to make sure both buyers and the agents representing them know your home is available.

Open Houses

When appropriate, we use public open houses as part of the overall marketing strategy.

Open houses can provide additional exposure, create opportunities for buyer feedback, and help generate activity during important periods of the listing.

Depending on the property and market, we may recommend multiple open houses or strategically scheduled open house weekends.

Marketing isn't one post, one email, or one open house. It's a coordinated effort across multiple channels.

5. Measure

We Pay Attention to What the Market Is Telling Us

Once your home is listed, the strategy doesn't stop.

We monitor your property's performance and compare it to the broader market.

This may include reviewing:

  • Online listing activity
  • Buyer engagement
  • Showing volume
  • Showing feedback
  • Open house attendance
  • Buyer and agent comments
  • Competing listings
  • New inventory
  • Comparable properties going under contract
  • Price changes in the surrounding market
  • Offer activity

We believe sellers deserve to understand how their home is performing.

That's why we prioritize regular communication and market updates throughout the listing.

Data without context isn't particularly helpful. We'll explain what we're seeing and what we believe it means.

6. Adapt

A Marketing Strategy Should Never Be on Autopilot

The real estate market is constantly changing.

New competition enters the market. Interest rates move. Buyer activity shifts. Comparable properties sell, or don't.

If the market gives us new information, we're willing to adjust.

Depending on the circumstances, that could mean:

  • Adjusting our pricing strategy
  • Refreshing digital marketing
  • Increasing agent outreach
  • Hosting additional open houses
  • Updating photography or virtual staging
  • Repositioning how the property is presented
  • Revisiting showing availability
  • Developing a new promotional campaign

We believe in having honest conversations with our sellers and making strategic decisions based on the information available.

We don't list your home and wait. We monitor, communicate, and adapt.

The Advantage of a Team

When you list with The M Group, you're not relying on one person to handle every aspect of your sale.

Our team collaborates on pricing, preparation, marketing, buyer feedback, and offer strategy. We share our networks, experience, and perspectives to help position your property for success.

Behind the scenes, our transaction coordination and administrative systems help monitor important dates, documents, and communication throughout the transaction.

More eyes. More ideas. More connections. One coordinated strategy.

Ready to Talk About Selling?

You don't have to be ready to put a sign in the yard tomorrow.

Whether you're planning to sell next month, next year, or simply want to understand what your home may be worth, we'd be happy to start the conversation.
